Inspections start at $200 for 1-level condos

Know the true cost of the home with a home inspection that will list all items in need of repair. Use the report to negotiate a lower selling price or money back to pay for repairs. Seldom do knowledgeable home buyers shop for the lowest fee. Be cautious when low fees are offered. The potential savings of $25.00 to $50.00 on a lower cost inspection may be risky. The objective of a quality home inspection is to identify problems and defects which could save you considerably more money then the inspection fee. A quality inspection requires time to inspect and time to produce a beneficial report that is easy to understand, concise and complete.

The following is my normal "*estimated" fee schedule base only on the homes size:
1 level condos $200-$225
1200 sq ft and smaller $225-$240
1201 - 1600 sq ft $240-$280
1601 - 2000 sq ft $280-$335
2001 - 2400 sq ft $335-$360
2401 - 2800 sq ft $360-$400
2801 - 3500 sq ft $400 or more

My fee includes unlimited consultations and advice on repairs etc., and I will also meet you bsck at the home to discuss the report or explain all findings. Concerned customers wanting a very good professional home inspection understand that quoting a firm fee for a home inspection with out seeing/inspecting the specific home is not practical and difficult. Each home is unique and there can be considerable variation and size is only one factor. Materials, style, foundation type, garage and decks, number of bathrooms all contribute to the uniqueness of a home and should be considered as variable factors when the inspection is preformed.. People that are looking for a low/cheap priced home inspection can get a marginal inspection that may meet there low price but if something is missed, overlooked or the inspection time and report writing reduced, the perceived "cost savings" is a liability and could be a large expense. Saving $50.00 on a home inspection fee when purchasing a home may not be a savings but can often be a large waste of money.

- homes built prior to 1985 not professionally remodeled or updated.

- homes located over twenty five miles from Burlington NC.

Note: I always do a walk on roof inspection unless the height, slope or weather conditions create a dangerous situation or the roof is new. Some inspectors do not go on the roof they only inspect from the ground. If it's accessible, I will inspect the complete crawl space under the home. Some inspectors only do a partial crawl space inspection inside the entry door. I always inspect the attic and the roof from underneath unless access is not possible.
